Let me start off with my favorite home on the Caravan today the mid century post and beam by Kemper Nomland in Altadena. A completely unaltered time capsule from 1952 with a gorgeous view of the Rubio Canyon. Lots of light and complete privacy. This will be the perfect restoration project for someone. It is 3 bedrooms, 2 baths, 1619 s.f. on a lot that's nearly 7,400 s.f. and offered at: $769,000. I can see it going for a lot more than that. Another great home that has a great possibility for expansion is in Highland Park on Avenue 51. The home itself is TINY at 769 s.f. but it has a bonus space downstairs and the lot (5,600 s.f.) has potential for expansion. Where else can you get a move in ready home walking distance to York and a couple minutes from Eagle Rock for $539,000? I didn't get a photo of the front facade but here are a couple of shots showing the bonus space and the yard. Who do you know that might like living here?
Also saw one of the highest priced homes in Eagle Rock thus far on Argus and what a transformation from the fixer it used to be! Originally bought for $925K The investors added over 600 s.f. and a pool. Everything has been redone with very high quality finishes. There are a few things I would have changed personally as far as finishes and colors, and the deck seems large, with not enough yard space between the pool and driveway, but overall a very nice job!
Finally, as a fixer I also really liked this home in Altadena. It's a perfect home for a family looking for a blank (funky) slate to start with. It's a good size; 1,821 s.f. and the lot is 6,227 s.f. It has a decent layout and I think it could be a really great space on a quiet cul de sac. (it needs a new roof) @ $675,000 it is probably priced a tad too high for investors, so it might be the perfect place for those of who've been outbid by the all cash 10 day escrows.
